Expert opinion on the retail and center concept

On the basis of the retail survey and the subsequent evaluation of the data and definition of overall conditions, in 2018 the Junker + Kruse office then compiled an expert study on the structure of retailing in the Frankfurt district. All 16 Frankfurt districts and the respective district councils were integrated into the process in 2016-7 and contributed to the study being prepared. The results and expert analysis provided there serve as the basis for the 2018 Retail Trade and Shopping Centers Concept adopted in March 2021. The study will be used to help form an opinion when assessing projects.

2024 – Retailing is under constant pressure. These changes impact directly on Frankfurt’s urban fabric and thus also on the retail companies’ location requirements. As a result, there is a process of concentration on the supply side and new forms of operation are emerging while others are dwindling in significance. At the same time, the importance of online retailing continues to grow.

All these changes directly influence the bricks-and-mortar retail world, and it is at present unclear how it will develop. In the summer of 2024, Stadt + Handel, Beckmann und Föhrer Stadtplaner GmbH were commissioned to conduct a new expert study; an integral part of it ill be a renewed complete survey of current retailing in the city.

The objective behind the survey is to create an up-to-date and city-wide data set that shows the key changes in the market compared to past surveys. Moreover, the goals as stated in the current retailing and shopping center concept will be revisited on the basis of the updated data base. Where necessary, expert recommendations will be defined to avoid the wrong developments, to strengthen the centers, and to secure and improve the supply situation throughout Frankfurt.
