Project description

Reason for planning
The planned area consists mainly of the acreage covered by two former plant nurseries. There is an opportunity here to use the area formerly covered mainly by greenhouses for new housing. In this way, housing development can be directed inward within the boundaries of the existing district. At the same time, real estate is sparingly used.

Planning area

The planning area is on both sides of the road Am Hollerbusch, between the stream Frankfurter Graben and the U2/U9 LRT tracks in the district of Nieder-Eschbach. The spatial scope of the project embraces an area covering approx. 3.6 hectares.

Planning objectivesThe idea is to consider the area covered by the two former plant nurseries as a coherent unit and combine them in a single land use plan.
The purpose of the land use plan is to lay the foundations for a housing area. In addition, the plan is to expand social infrastructure and, in particular, establish a new childcare center. This is also in line with the intentions of the owners of the land.

The goal is to offer different groups of the population a variety of housing forms. In this way, the plan will do justice to the urgent need for housing within the city of Frankfurt. The idea is primarily to build apartment blocks with a broad range of offerings for many different segments of the population. The plan will apply the resolution on land earmarked for construction as part of Frankfurt’s urban development. Thus, the area will be used both for subsidized housing and for communal housing projects. To this end, urban design contracts will be concluded.

The land use plan will enable a new perimeter to the district to be formed that continues the line of the land adjacent to it in the northwest. This way, the new development will be brought closer to the existing path along the Frankfurt Graben that marks the district’s edge. The plan also envisages there being generous greened and outdoor spaces within the area; these will be interlinked, and the new neighborhoods thus dovetailed with the surroundings. The green and outdoor spaces will be designed to provide for high-quality leisure-time use, activity zones, and playground area. The intention is to include Georg Büchner Strasse within the planned area and adapt it to the width of the roads to the north and south.

Climate change gives rise to a series of factors that need to be reflected in the planning as must the retention and use of rainwater. The planned intervention in nature and the countryside requires that the draft urban design includes proposals to minimize the negative impacts on the ability of the ecosystem to flourish. Moreover, an environmental impact assessment must establish whether additional steps are needed to offset the interventions.
